Lease takeover for a one bedroom in a two bedroom apartment in Astoria off of Ditmars Blvd for $1320 a month. This lease goes until August 2020 with option for renewal. The apartment is a 3 minute walk to the NW train and a 15 minute train ride to the 59th and Lex stop in Manhattan. It is surrounded by awesome restaurants and bars, and multiple grocery stores are in easy walking distance. I'd like someone to move in around December 1st, but I have some flexibility.

The room is large, can easily fit a queen size bed (see pictures) with plenty of space for a night stand, dresser and a desk. I am willing to leave the bedroom furniture for no additional cost. The living room has beautiful exposed brick, the kitchen has new appliances, granite countertops, and a dishwasher. Laundry in building.

You'll be living with the best roommate I have ever lived with (and I've lived with many). She is a young professional who is responsible, clean, funny, and respects your space. She is looking for a young female professional who is also responsible and clean. She is LGBTQ friendly. She would prefer no pets.

Because this is a lease takeover, you have the security of being on a lease without paying a broker's fee with the option for renewal in September 2020. However a lease takeover requires completing an application to send to the landlord for approval. He will want to see your most recent tax returns, 2 months worth of bank statements, and a letter from an employer with your salary. If you make $50,000 or more, a guarantor is not needed for the space. Below that and you will need a guarantor.

First month's rent, a security deposit of 1320, and a $20 application fee will be due at signing.
