Bright, spacious Greenwich Village 1br with private terrace and amazing views


Sublease term: September 1, 2020 - February 28, 2021. We have room to be flexible on the start date if it needs to be earlier or later, within 2 weeks either way.


A few months ago I thought I’d never move out of this apartment, but now for personal reasons I need to leave NYC for a while. My loss is your gain.


Large, high-ceiling, south-facing, high-floor 1 bedroom apartment in the heart of Greenwich Village. Stunning views to the south (towards the Financial District), to the west (over Washington Square Park and the Hudson), and to the east to Brooklyn. Enormous private terrace (40+ft long) along the entire south side of the apartment with this view. Gorgeous light all day, literally sunrise to sunset in the apartment through 7 large windows.


24/7 doorman elevator building, laundry in the basement, front door is literally 20 steps from Washington Square Park. I won’t list all the amenities and benefits of living in the middle of the village – that speaks for itself. Apartment is large, at 725 sqft. Live-in super is very responsive; fixes any/all problems very quickly.


Big bedroom: 3 huge windows, 1 facing east for morning light, and 2 facing south. Easily fits a king-size bed w/ room to spare. (In the pictures, currently has a folding table set up as a desk in front of one of the windows for working from home.)


Living room: High ceilings, 1 huge window and 1 glass door out to the terrace. Plenty of room for a big couch like in the photos, and a table for dining.


Kitchen: Windowed, has all the things you’d need. Can leave the microwave for you that we bought 1 year ago. High ceilings give you tons of extra storage on top of cabinets.


Closets: 1 big coat closet with high ceiling for stacking/storage up top and 2 large closets between bedroom and living room, also with really high ceilings for off-season storage. Tons of storage space overall.


Bathroom: Huge frosted window facing south for beautiful light. Barely ever need to even turn a light on in there. Added a cabinet above the toilet for storage that we can leave in the apartment for you.


Terrace: The crown jewel. Never seen anything like it in Manhattan. 40+ feet long along the entire south side of the apartment with a ridiculous view. Put some bistro tables out there among the plants and you have the ultimate NYC spot for coffee/dinner/drinks. String lights along the original, ornate railing that we can leave for beautiful evening lighting, especially in the fall/winter.


Negotiable to leave the quality, LG Electronics, 1 year old AC units in the apartment for you. The bedroom one is 8000 BTU, living room one is 12,500 BTU (or close to that). They cool the apartment quickly and efficiently.


Also negotiable to leave some of the big gorgeous plants, like the 9-10ft giant white Bird of Paradise in the living room. This thing would cost like $1,000 in a plant store.


No dogs allowed. Cats okay.


We have the building management company’s permission to sublet. Below are their requirements for the sub-tenant, whom they must approve.

Completed sublet application.
Letter of employment stating position and salary.
Salary of subtenant(s) must be $199,800+ (40x the monthly rent).
Verification of income – last 2 paystubs or letter from employer, or if self-employed tax return (2 pages: income page and the 1st page of the return and signature page, which must be signed even if it’s a copy).
Phone numbers for building management company records.
Copy of photo ID (passport or driver license).
Signed credit authorization form to submit to a credit check from building management company ($20 fee).
Security deposit of one month’s rent ($4995) is required.

Our rent is $4,995 and similar units in the building are priced much higher. Given the current environment, we will offer it at $4,495/month. Additionally, you would also be responsible for utilities (ConEd and Fios or other internet). This averaged $153/month over this same fall/winter timeframe last year, covering electric, gas, and high speed Fios internet. Hot water/heat included in rent.


We have room to be flexible on start date if necessary.


Can be furnished or unfurnished. Most furnishings are for sale / negotiable.
