I am looking for someone to be my replacement for my lease (or sublet) to for the remainder of my lease (April 2022 to September 2022). I am flexible for an earlier or later start.
I will have to get appropriate permissions from my landlord, but I figure that I should present them with a reasonable replacement or new tenant as well as a contract.
It is a studio with a long gallery and a 12x10 living area with a marble kitchen, a walk-in shower with a glass door, and washer and dryer in-unit located on the 17th floor of the luxury 20 Broad building. Similar units in this building are going for ~$3,300.
Because my personal items are here, I do not feel comfortable posting photos for the world to see of it, but please do not hesitate email for pictures or to set up a video tour time!
I prefer to do a lease break, but the place is partially furnished and you are welcome to keep some of the furniture (bed-no mattress, small desk, plates and utensils, towels) as well. Cats and doggos allowed.
The rent listed is gross. The building is offering concessions of 1 month free on a 12 month (min.) lease. Most landlords do not offer concessions on lease breaks, so this is a great deal! Act quickly before this deal goes away!
The application fee is $250 and non-refundable by the management office. For a lease break, please note that there is a $40 amenity fee and electricity is not included in the rent. You will also need to get internet (FIOS available).
For the application, the building managers would like to see a letter of employment and a valid bank statement to assess your ability to pay the monthly rent + applicable fees. They will also run a credit check.
Please note that this may be flexible between a lease assignment, a lease break, and a sublet depending on management approval and proposals.
Also, rent posted here is gross and may be most applicable to a lease break or a lease assignment while not applicable to a sublet, where I believe that you would inherit the net effective rate.
