ABOUT US:
My wife and I moved to Long Island City at the height of the pandemic in 2020. We were on the UWS in a 1 bed, 1 bath and space was becoming an issue.
As soon as we started touring around the neighborhood, we were hooked! The coffee shops, restaurants, grocery stores, bookstores, and waterfront were amazing! We got really excited about the prospect of LIC.
We saw virtually every rental building in the area, and once we walked into The Forge, we knew we had to live here. You'll see why.
Fortunately for you, we got a GREAT deal on the apartment when we moved in because tons of people were in the midst of fleeing the city due to COVID. As such, our apartment is below market value, which the building will continue to honor. You will be hard pressed to find an apartment like this, at this size, with these amenities, in this neighborhood for this price.
WHY WE'RE LEAVING:
We have a four month old baby that we swore we would raise in the city, and specifically wanted to stay in this building. However, with both my wife and I working from home full time, and a new little person living with us, we realized it was time to make the move to the 'burbs and get a house.
We're so sad to leave. We legitimately love it here, and have a real community. We have friends in the building, we attend the events, we watch outdoor movies and hang at the pool all summer. But, it's time.
ABOUT THE APARTMENT:
Our amazing 11th floor 2 bed, 2 bath apartment faces west and gets tons of light! We have oak flooring, quartz countertops, dishwasher, large kitchen pantry, and in-unit washer/dryers. There is a ton of closet space, including a walk-in closet in the master bedroom. We have had additional shelving installed, which we can leave behind.
ABOUT THE BUILDING:
The Forge is LICs newest luxury rental residence featuring Studio, 1 and 2 bedroom homes on a quiet cul-de-sac that is just steps away from major transportation and one stop to Manhattan. Its environmentally-conscious design has earned Feng-Shui and LEED Silver certifications.
There are regular events, such as pool parties, movie screenings on the lawn, trivia nights, and every holiday gets some sort of party at The Forge. Food, drinks, and sometimes even entertainment is supplied. It's great! We have met a lot of friends in the building thanks to these events and amenities!

APPLICATION PROCESS:

Qualified person will need to submit an application. The app fee is $20 for the leaseholder and $20 for the guarantor, if needed.
The supporting documents from the leaseholder are as follows:
• Copy of government issued photo IDs
• Signed Authorization form to Release Records
• 2 most recent pays-tubs OR 2 most recent years of tax returns if self-employed (yearly compensation or AGI must be 40X the monthly gross rent or 80X in case of a guarantor)
• Most recent complete bank statement from leaseholder and guarantor
One (1) month’s rent in form of a certified check is due from the assignee(s) at assignment signing which will be applied towards their first month.
