I lived in the apartment for almost 10 years. I will be moving to California in
May 2024. My lease is until March 31, 2025. The apartment will be available on
June 1, 2024. You will be taking over my lease. You won't need to pay first
month rent or last month rent. You won't need to pay security deposit. I
already paid the security deposit 10 years ago and the deposit will be
transferred to you free of charge. If needed, I can pay broker fee up to 1
month rent of $3,911.
My lease will be assigned to you. You will have do to some paperwork with
Silvestein Properties leasing office and they will have to approve you. In
particular, they will verify that you have sufficient income. They will require
recent paystubs and/or recent tax returns.

The apartment is provided as is. If you contact me before I move out, I can
leave some or all furniture in the apartment. Otherwise, I will remove all
furniture and leave the apartment empty.
I will be in NYC until May 11, 2024. I can show the apartment in person almost
any day at almost any time, as long as I get 24 hour notice. (I work from home,
so as long I am not in work meeting, I can show you the apartment.) I can also
show the apartment over Zoom. After May 11, I will be in California. I will
move out all my stuff at the end of May.

Job Relocation
First rent free.
There is no first rent, there is no last rent. I have l already paid for the security $1,500 deposit 10 years ago. Silverstein Properties will transfer my security deposit you when you sign the lease assignment agreement. I will not ask for the money. If you have a broker, I will pay up 1 month rent ($3,911) broker fee.
My lease will be assigned to you. The landlord (Silverstein Properties) will have to approve you, which mostly means that you have sufficient income. You will have bring paystubs and/or tax returns. You and I will have sign some paperwork with the Silverstein Properties leasing office.
If you sign the lease assignment before I move out, I can leave some or all furniture in the apartment. Otherwise, I will remove all furniture and leave the apartment empty.
