Welcome to my cozy railroad-style apartment in Greenpoint! Located on the first floor of a quiet, family-oriented building with just eight units, you’ll find a friendly atmosphere where many tenants have lived for over a decade, some even over 50 years. My apartment is a charming prewar space, but it comes with all the (mostly) modern amenities you could need. It’s a Google Home-connected house, featuring smart lighting, multiple Google Mini speakers throughout, and gigabit internet for all your connectivity needs. There are two window a/c units in the apartment and the heat is controlled by radiators.
You’ll enjoy relaxing in the living room with a large West Elm sectional and a cozy rug, or unwinding with a movie on the 50-inch LED TV in the living room, complete with Apple TV access. The queen-sized bed in the bedroom gets natural light, even without a formal window. The main room is designed for efficiency—it serves as the kitchen, my home office, and workout spot all in one. It’s equipped with a workspace with a dedicated monitor, and a fully stocked kitchen with a refrigerator, gas stove/oven, and all the small appliances you might need, including a mini dishwasher that hooks up to the sink.
While the bathroom is on the smaller side, it’s fully functional with great water pressure—perfect for a single traveler looking for a comfortable, well-equipped space to stay. I hope you enjoy your time here and make yourself at home!
This home is currently showing as Landlord Permission "no" but landlord will be notified upon lease creation and by NYC Law rent stabilized units must be granted sublease for up to two years (so I do not imagine any issue).
Job Relocation
35 dollar fee for subleasee screening - if sublease accepted can be applied to first month rent. Credit check (seeking 680+), proof of 40x income to rent, employment verification, background check. First month due on sublease signing.
Sorry not pets in the building! Apartment comes fully furnished including dishes, small appliances etc and everything you’d need to live comfortably. Furniture can not be removed as I will be coming back from long term work assignment after sublease term ends.
Subleaser will be responsible for payment of actual usage for utilities including power bill (160 on average … summer close to 200 if running a/c, winter can be sub 100), gas (25 ish monthly) and internet (right now gigabit internet 90.55).
