****Master Bedroom: Friday, May 9th, onwards, looking for a new, chill and reliable long term roommate for my really nicely furnished private Master Bedroom in my apartment for summer, or starting ASAP in May for either short or long term : )
I’m ideally looking to be done short term subletting this awesome space since I don’t have as much bandwidth for it anymore and am ready to have someone long term once my current roommate leaves for LA next weekend, (weekend of Friday, May 9th 2025). That said, my friend had to leave early for an emergency and I’m no stranger to shorter term subletting so I am definitely open to/currently prioritizing a flexible short-term rentals in May/early June as well, before the summer season gets really crazy– by all means please definitely ask if seems aligned with what you’re looking for and I’d be happy to discuss the short term thing as well - for May in particular I’d be open to a deal for sure, but it would only apply for May due to the short notice and being before the summer season! :)

Renting my really nice, spacious, and sunny master bedroom with excellent sound insulation and tons of room and light that I’ve basically made into my own mini-studio (and am also potentially renting out the other bedroom short term TBD since the new roommate there does not arrive until end of summer and I am travelling and have a gap between short term sublettors then).
The room (the master bedroom, the primary room for this ad) is my own personal baby and is FULLY furnished to the teeth because it's my own personal master bedroom and I was using it for a really intense WFH job to practically live in it 24/7 when I first got this apartment. I'm subletting to help with rent while teaching DA at a bootcamp and searching for a new FT job in NYC.
Sweet, conveniently located elevator building directly off 1st Ave, with washer and dryer in building (I have spare cards, I just give you one, and I have all the detergents, etc... or you can just bring your own, whatever works).
I've been in NYC over 10 years and in this apartment for FOUR years now. I absolutely love it and really want to hold onto it so I'm extending my lease and subletting to help cover the rent.
Great for someone looking to move to the city for work, experience downtown Manhattan or be close to family and friends, someone who values quality sleep and a chill, well-furnished and peaceful room to call their own, or anyone trying out NYC for the first time in need of a safe, clean, cozy, and centrally-located launchpad to conduct a search for longer term housing from.

• **(NEW: FILLING A GAP IN MAY) Since my roomie in the Master bedroom was supposed to stay through June but had to leave early due to a family emergency I have a gap and for anyone looking short term especially you should definitely know I am open to a deal but that it would apply primarily for the remaining days of May. If you wanted to stay longer that’s totally chill too and we can work it out, just know that for May in particular I have no one in the space and it’s not yet intern season so… unless someone else does come along and wants to take the space, I am open to deals if you wanted to just come for a “short short” term thing in May, let’s just say.
• Re: short short term (picturing like a concert or conference in the city even, something technically as short as that) the only difference would be a cleaning fee and it would just be your basic pr-rated thing, really similar to the standard rate)... I’m like really flexible on this, so just hit me up and if that is of interest, we can definitely talk.. In that case you’d basically be getting a hotel quality room in an even more laid back and well-taken care of environment.
• Available the weekend **Friday May 9th onwards on even a 2 night+ nightly basis, technically, although longer stays are highly preferred, it's totally not out of the question especially if you're looking to come through for a shorter stay.
• Rent is flat and includes all utilities & internet and we have full solar power on the roof of this luxury building so you can run the electricity which includes lights/AC/whatever you want 24/7 technically– go wild, it’s included in your rent lol :)
• PLEASE READ: AS OF RIGHT NOW: Ideally someone to come from early May when my current roommate has to leave into late Summer or Aug/Sept but can do until December/Jan or longer as well. I am doing a little traveling and subletting this year due to job changes and some earlier medical bills that got a little crazy lol so we are looking for a chill, at least somewhat social, professionally responsible person (of literally any background, age, or gender/non-binary, all are super welcome) to sublet my huge, fully furnished private master bedroom in my shared apartment off 1st Ave in Gramercy/East Village with one other (M, really nice and chill, 26) roommate in an elevator building in Gramercy/East Village for a chill short term, nightly, or month-to-month sort of arrangement with very flexible move-in/move out terms:
By Manhattan or even most city standards, the master bedroom is no joke. Spacious, private, super clean, chill oasis in the East Village / Gramercy neighborhoods, right off 1st Ave in a super vibrant neighborhood (and because we’re right off the L train, all of Williamsburg and Bushwick is also mad close)!
Commute-wise, it’s amazing (L train 3 minute walk), busses (m23 and m15 right downstairs), one of the much nicer Citibike stations directly on outside our door, etc.
Master Bedroom:
16x12 true oversized, private bedroom, with great sunlight exposure from two windows on both sides (it’s a corner apt) overlooking a sprawling green courtyard. Luxury queen bed, FIOS 2G internet, climate controlled and well-no annoying or loud radiators), Article couch, 4K TV & piano in room, standing desk, etc.. Courtyard facing with blackout curtains and HEAVY WINDOWS means literally zero street noise. I’ve been in NYC for a while and had many apartments and I can’t begin to describe how nice this can be.
(We also live in a really well-insulated apartment so sound barely travels between the common areas and rooms, and our neighbors are all chill so it's especially wonderful at night, or anytime you just need some peace and quiet).
Beautiful modern kitchen (well supplied with a ton of cooking supplies and appliances and you’re more than welcome to use all of our stuff too). Shared 4K TV with pullout couch in living room.
Guests always welcome but you’d be expected to not completely take over the common areas at all hours as right now there’s a very chill shared space vibe going on :d
My roommate in the other room is in his mid-20s, super chill, and works in tech at a big firm and is pretty social but also likes to stay at home at night. He’s super tolerant of a variety of schedules as long as there’s no insane partying on weeknights and it’s not like loud loud late at night.
For two (M) roommates especially we are extremely clean and respectful of common areas and each other. Looking for someone who is not a "neat-freak" per se but just similar and generally responsible and good at picking up after themselves/respectful of common areas from day-to-day.
This apartment has access to everything from a centrally located spot and because the room itself is not street-facing at all and the heavy duty windows and double layer blackout curtains you’ll literally get some of the best nights rest you’ve ever had in NYC here.

• Short or long term available then | 3 days minimum stay | Longer stays (1-2 weeks, or the whole thing preferred and could work out at a slightly better rate!)
• 5 days- 1 week is generally the shortest I can do, unless you want it just for a weekend and are okay with a cleaning fee, it’s just a lot of work for a 4 day stay or less since this is not a hotel and I’m just here to make back my rent literally.

For the right person we can talk about a long term, like legit room signing for up to a year, starting Early September since my outgoing sublettor and friend will be leaving then (in that scenario I might take back the smaller room, or larger room if my budget permits it, and then we’d just be roommates, which would be awesome lol)
For long term sublettors or anyone interested in the larger room, just know I’m open to short term stays of a few days or weeks starting in early September but am generally trying to prioritize someone who can come stay and wants to sign a longer lease, of at least a term length that will get me through the early spring up until April-May, rent-wise.
LARGE ROOM: The sublettor in the larger room is out in early September! His room (my master BR) will be available then. If you wanted to take the master bedroom but need to move in Aug 31/Sept 1st, let’s talk. If you're open to it I can set you up in the smaller room which becomes available a couple weeks earlier, then transition you to the larger room since both are fully furnished and both are really nice, but totally understand if that's too much.
Personal Reasons
Open to deals for May only–this is my first day listing this room and I am doing so on short notice, I was supposed to start my search in a few weeks as I usually do for the summer but my current roommate had to leave early so I have a gap in the master bedroom and and open to talking about a reduced prorated type thing for the days in May, or potentially even renting to you for a shorter time if you're just looking to come through for a couple of weeks or possibly even for like an event! The apartment is clean, amazing, and in a nice, accessible elevator building, centrally located to a lot of things and makes a really convenient jumping off point to so many other places in the city and I have had a lot of luck doing this type of thing in the past so I am totally open to talking about that too.
For long term occupants (2+ mo) there is a one time $125 fee for your own building card.
All utilities included in rent.
No security or weird brokers fees
Please be ready to present some kind of proof that you can pay, in one way or another, I'm really not too picky here, but you need to be legit and you need to be real, obviously lol.
Yes, for short term stays or all stays for the next 6-9 months, the master bedroom, and the middle bedroom, if that option is invoked are both fully furnished but if you want to help cover the costs and effort to sell the nice furnishings I have here, you can, up to you!
For Spring rentals the rooms are completely furnished and can remain so for longer term.
Rent is stabilized but will likely go up $150-200 tops in June which would be split evenly among rooms.
Pets under 30lbs allowed, including service dogs, but must be well trained.
We also love cats :)
