I am hoping to find someone to break my lease. My current lease ends in August 31st. And you can renew through the building after that. It's a rent-stabilized unit.

The criteria for taking lease is x45 income or the building will require a guarantor. (student can get a enrollment proof)

• If you do not meet the financial requirements, you may use a guarantor. Guarantors must document annual income of 75x the monthly (gross) rent, and must be from the tri-state area.

APPLICATION DOCUMENTS
• Application fee is $20 per person, which covers a background and credit check
• Proof of employment is required which consists of:
• A verification letter on company letterhead stating salary and start date
• Three most recent, consecutive paystubs
• Self-employed applicants must provide a CPAletter and
two most recent tax returns
• Students must provide proof of enrollment and current class
schedule
• A complete copy of the most recent bank statement
• A copy of a current government issued photo ID(passport, driver’slicense, etc.)

SECURITY DEPOSITS
The standard security deposit is equal to one month’s rent.
