Hi there! Looking for someone to take over my lease at River Stone Ranch. Looking to move out this summer/fall (September at the latest), and the lease is up in April of 2026 with a possibility of renewal.
The unit is a 1x1, 638 sq ft. The complex is pet friendly (there is even a dog park and a dog spa), with a 3 pet limit and lots of great amenities. The base rent is $1,045 with an added $160 amenity fee and a $50 storage unit fee for a total of $1255 monthly rent. The complex is now listing the same units at $1,250 base rent (not including mandatory amenity fee) and up, so this is a good deal on rent. The amenity fee covers things like high speed internet, 1 assigned covered parking space, valet trash pick up, and more.
This is a second floor unit. It has wood vinyl flooring everywhere except the bedroom, which is carpeted. All appliances have been replaced since I've lived here. The unit was well cared for by the previous occupant, and I've been vigilant about repairs while I've lived here. The apartment also has a washer and dryer in unit, a walk in closet, and a large garden tub.
The area is great, and very safe. Neighbors are friendly, maintenance is prompt and professional, and the amenities are awesome. I have no complaints from my time living here, and it's probably the most responsive and helpful management team I've encountered. The only reason I'm looking for someone to take over my lease is because I'm moving out of state for a job this fall.

Job Relocation
I will pay for a professional cleaner to give it a thorough clean before you move in! I will also cover the lease transfer fee. We may also be able to give you some of our furniture, as we have a storage unit with a bunch of furniture like a dining room table and chairs.
$160 mandatory monthly amenity fee, $50 storage unit fee, you will also have to pay a pet deposit for any pets you bring with you.
