This 2-bedroom, 1-bath apartment in the East Village (technically in Peter Cooper Village) is MASSIVE, gets beautiful light, has tons of storage, a great kitchen, and all utility bills are included in the rent (except a flat $74.18 AC charge)! The bedrooms are 15'x15' and 15'x13'- bigger than some whole apartments! Renovated in summer 2024, it is clean, airy, bright, and is in a great spot within the apartment complex- the windows look over a padel tennis court and you've got a great view of the sky and trees. (4th floor, with two elevators in building).

Excellent location close to the L train, the M23 and M9 bus stop (directly out the back door), Target, Trader Joes, Whole Foods, tons of restaurants and shops within a block or two.

Our hallway of neighbors are fantastic- friendly, quiet folks, and because we're inward facing, we don't get street noise, but have open, bright views of the trees and sky.

While the official lease can't start until Oct. 1st, we may have some flexibility if you need to move in 1-2 weeks early (let's talk if so), as we'll likely be gone by mid-Sept.

Other perks:
1. No security deposit, and you actually can keep the deposit we paid initially ($1000)!
2. It's a steal- currently $621/mo less than the least expensive equivalent apartment in Peter Cooper Village (D-line)
3. You can renew the lease when this one is up in April (through the StuyTown leasing office)
4. If you need some furniture, we're downsizing and don't need everything, so if you want them for free, we'll leave a nice queen bed and bedframe, recliner, assorted chairs, bookcases, and rugs (we can discuss what's available and what you might want)

IMPORTANT NOTE: We're in a time crunch- we need to have all paperwork from you by Saturday, Aug. 30th to give the StuyTown Leasing Office time to approve you for an Oct. 1st move-in!

Additional fee

The income requirements are an annual pay base of 36 times the monthly rent. If this isn’t met, a Guarantor with an annual income of 80 times the monthly rent will be required. There is a $17.10 screening fee for each applicant required with the application(s). The paperwork is a 2-page rental application for each applicant, and a guarantor is needed, an additional 1-page guarantor application. Applications ask for things like employment and reference info, annual income, bank accounts, etc. (standard stuff). Note that when you pay your monthly rent, there will be an additional $74.18/mo charge for the two AC units.
